全國房地合一稅暴衝 新竹最狂翻5倍

根據最新房地合一稅收統計,今年第一季全國個人的房地合一稅收為72.9億元,創下歷史的同期新高,且光是今年第一季的稅收,就比過去五年的同期稅收總額還要高,顯示過去一段時間房地產的短期交易都有明顯增值,反應到稅收就出現暴增現象,尤其是房價飆漲的新竹,今年第一季新竹縣的個人房地合一稅收達3.7億,和去年同期相比暴增4.8倍。

信義房屋不動產企研室專案經理曾敬德表示,若房地合一對於抑制短期交易有效的狀況下,應該是案件少、稅收少,但近期的房地合一稅收卻持續攀高,反應短期房價快速上漲,房價上漲力道比政策管制還要強,另一方面去年房地合一2.0上路後,也把預售換約也納入房地合一稅,很容易就碰到45%的稅率,也可能進一步帶動房地合一稅收增加。

統計顯示,今年第一季個人房地合一稅收,全國達到72.9億元,創下歷史的同期新高,且今年第一季的稅收比過去5年同期的稅收總金額還高,幾乎是一季抵五季,由此可見過去一段時間房市上漲幅度驚人,短期交易不動產都有明顯增值。

以區域來看,稅收金額最高的是台中市的15.5億元,年增62%,穩坐六都房地合一的稅收王,第二名則是交易量最大的新北市,第一季房地合一稅收10.2億元,年增幅度高過一倍,第三名則是南台灣的高雄市,稅收9.4億元,年增幅度也接近一倍。

至於增幅最大的則是新竹縣,個人房地合一稅收從去年第一季的6千萬,暴增至今年第一季的3.7億元,年增480%,是房地合一稅收增幅最高的區域,也反應過去一段期間新竹房價飆漲的現象。
