情人節一到，不少愛侶們精心準備禮物或慶祝活動表達愛意，雙方有意白頭到老、相互扶持者，也會共同購屋，表達為對方定下來的承諾，如今社會風氣開放，對於同居的接受度大增，加上低利優惠房貸與買屋保值的觀念使然，許多情侶選擇在婚前一起買房子，作為愛的小屋與愛情保證。大家房屋企劃研究室專案副理郎美囡表示，未婚的情侶之間要共同購買浪漫小屋之前，有許多的問題諸如貸款、房屋物件的共有持分以及未來售出的問題必須要注意，且權利與義務之間要規劃清楚，以免到時這些世俗的瑣事，影響了當初羨煞旁人合購時的甜蜜。

雙方持份需載明，保障未來減煩惱
 
住商不動產客戶服務部首席協理吳光華提醒，情人合購房屋爾後分手翻臉對簿公堂的情況時有所聞，在所有權登記的部分，為能保障雙方權益，登記在兩人共同名下時，要先闡明兩人之間的出資比例，同時也要要求代書在建物及土地所有人登記時載明分別持分比例，而且切記建物及土地謄本是分別依照兩人的持分比例來各自持有，避免日後為了房子產生糾紛。

此外，一間房子有兩個人或兩人以上共同持分，要出售時一定要由全部的共同持有人同意，或依土地法第三十四條之一規定才得以出售，因此，情侶之間要共同購買房屋當作愛的保證之前，還是要三思而後行。

貸款分配要清晰，保障未來減煩惱
 
吳光華也指出，如果有貸款的情侶們還會面臨到由誰出面借款的問題，多數的銀行都不接受房貸「共同貸款制」，比較建議的做法是由經濟條件較好的一方當「借款人」而另一方則當成「連帶保證人」，一方面可以共同承擔責任，另一方面也可以更有機會以較好的條件借到貸款。
